RENTAL AGREEMENT
TERMS & CONDITIONS/ RENTAL POLICIES
CHECK-IN LOCATION: MOST check-ins are at The Seaside Property Shoppe located at 1101 Gulf Blvd, Indian Rocks Beach, FL 33785. Specific check-in directions will be given upon arrival.
CHECK-IN: Check-in is after 3:00 p.m. & 4:00 p.m. During peak seasons some units may not be ready in time. Your patience will be appreciated in these instances. If you will be arriving after 4:00 p.m. or on Sunday, please call our office during normal business hours for instructions. Some exceptions may be made with prior approval only.
CHECK-OUT: No later than 10:00am (EST) of the "Departure Date." Keys are required to be dropped off at The Seaside Real Estate Store office by the Check-Out Time.
RESERVATION/PAYMENT POLICY:
•All payments are to be made in US funds. Visa, MasterCard, Discover and American Express are accepted.
•A minimum $455 - $3000 deposit is required to confirm a reservation booking depending upon the length of stay and some unique properties. The typical reservation deposit is $445.00
•Security deposits are unique to the property and range between $200 and
$2500. Security deposits are refundable within 15 to 30 days of departure, less any damage, excessive cleaning and or missing items.
•Final Payment is due 61 days prior to arrival. If final payment is not received the deposit is forfeited and the property will return to an available status. Payments may be made by cash, check, or credit card. NO personal checks shall be accepted at check-in and no keys will be provided for any reservation not paid in full.

Taxes and Fees:
•Sales and Resort Taxes: 13% of Rental Rate (7% Sales + 6% tourist)
•Cleaning and Departure Fees: $185.00 (typical fee) Varies by property
•Accidental Damage protection $55 to $105. (mandatory/non-refundable)
•Travel Insurance: 7% of total rent and taxes
•Booking Fee: $ (Not one currently)
•VRBO: - if you book our property through VRBO they charge you a fee that The Seaside Property Shoppe has nothing to do with. It will not appear on our confirmation that we send to you.
CANCELLATIONS: Please contact our office as soon as possible in the event you must cancel or change your reservation. The reservation deposit is refundable less a $125 fee for any cancellation received 61 days prior to your arrival date. Any cancellation less than 61 days prior to arrival is subject to forfeiture of all monies paid. If we can re-rent the property for the same terms and conditions, an exception may be made at the discretion of the Broker and Property Owner. Travel Insurance, if offered and/or accidental damage plan are not refundable.
HURRICANES: To receive a credit and or a refund, The State of Florida or the immediate area where the property is located, must be under a Mandatory Evacuation Order from the Governor. WE RECOMMEND YOU PURCHASE TRAVEL INSURANCE.
OCCUPANCY: The unit may be occupied by no more than the maximum number of persons allowed, (adults, children, and infants) and indicated on your confirmation. In the event occupancy is exceeded, guest agrees to let the owner, owner's agent or condominium association remove them from the unit and retain all monies paid. Student groups and students unaccompanied by a parent are not permitted. Any reservations obtained under false pretense will be subject to forfeiture of all monies paid and immediate eviction. At least one adult over the age of 25 years must be present in each rental unit for the duration of the stay.
DAMAGE & ACCIDENTAL DAMAGES TO RENTAL PROPERTY: You are responsible for taking proper care of the property. We understand that accidents do occur. You are covered with accidental protection for any accidental damage, subject to exclusions and limitations that occur to the premises during your rental period up to $1500 ($3000 for select properties). Any damage or accident that is not covered under our company policy will be the responsibility of the renter. This does not cover theft or intentional willful damage or neglect. To qualify for the protection, the item must be kept and disclosed to The Seaside Property Shoppe within the first 24 hours of the accidental damage to receive coverage. If damage is not reported and discovered by our housekeeping department your credit card will be charged for the cost to replace or repair.
PETS: Most properties do not allow pets. We have several units that will allow pets with prior approval. There is an additional pet deposit of $160, $60 of this deposit is non- refundable. Absolutely, no pets in non-Pet units. Pets brought into a non-pet property, whether by renter or guest is subject to a minimum of $500 charge and if the pet is discovered you will be asked to remove the pet immediately or vacate the premises.
SMOKING: Our units are non-smoking. Smoking is permitted outside only. Please note that some properties do not allow smoking on the balconies. If it is determined that smoking has occurred inside the property, you will be charged for the additional cleaning expense.
TRASH: Renter is responsible for taking the trash bins out on the days listed. If there is a trash chute or a dumpster, then renter must remove their own trash by dumping it down the chute or at the dumpster. Excessive trash left on the property will be subject to a removal fee.
HOUSE RULES. The name on the reservation shall be the responsible party and it shall be your responsibility that all other guests in your party are informed of the Rules of the property. Guest agrees to abide by all house rules provided on site or listed in this agreement. For safety and legal reasons, all fences must be kept shut when an adult is not present, and Guest agrees to ensure that all minors on the Premises are always supervised by an adult. Garage doors should be always shut. Upon check out, it is advised that the RESPONSIBLE PARTY walk through the property to inspect the premises.
EVENTS. There are no special events allowed in the premises. Special events include weddings, parties, large gatherings exceeding the contracted number of people. Tenant will be evicted if there is an event held on premises.
CONDOMINIUM RULES: Your unit is confirmed with the understanding that you will adhere to the rules and regulations set by individual Owners, Condo Association or Homeowner Association. The Rules and Regulations will be posted in common areas of Condo buildings and sometimes within your condo.
HOUSEKEEPING: Your vacation accommodations are cleaned prior to arrival and after departure. Within the first few hours of your arrival, please notify us by email, call or text as to any issues you may have with the cleaning. You are responsible for cleaning your unit during your stay and for leaving the property in good condition at check-out. Please remember you are staying in someone's home during your vacation. Please treat it with the same care you would your own home. If you would like to arrange for additional housekeeping services during your stay, please let us know. If the property is left with excessive dirty dishes, excessive trash, excessive food and debris on the floors or counters, and or excessive sand inside the property, we reserve the right to charge an additional cleaning fee.
KEYS: We are not responsible for theft or lockouts. Please do not leave personal valuables unattended in the property. There is a charge of $60.00, at the time of delivery, for a lockout requiring new keys delivered to the property. If keys are not returned to our office at checkout, it will result in a charge of $60.00, unless a security door key is involved, in which case there will be an additional charge up to $150. If garage door remotes are not returned to our office the charge is $75.00
SUPPLIES & BEACH TOWELS: Although linens are furnished, not all Owners include beach towels. Please bring your own beach towels & beach blankets, as linens are not to be removed from the unit. An initial setup of trash liners, bath soap and toilet tissue are provided. Extra items needed are the responsibility of the guest. We ask that all beach towels provide at your property be washed, dried, folded or rolled as you found them before checking out.
TELEPHONE USAGE: Some properties are equipped with a telephone. Long distance calls must be charged to a calling card, credit card or billed to your home number if long distance is not provided.
MAINTENANCE: Report all maintenance issues promptly by calling (727) 593-3008. As might occur at your own home, mechanical failures and other breakdowns can occur.
Every effort will be made to correct the situation; however, no refunds or rate adjustments shall be made for mechanical failures.
THINGS BEYOND OUR CONTROL: The Seaside Real Estate Store works very hard to ensure your stay is pleasant. There are somethings out of our control such as the breakdown of air conditioners, TV’s, other electronics and appliances, interruption of utilities, internet access, construction noise, disturbances from adjoining properties and inclement weather and acts of nature. Guest is asked to report any inoperative equipment or cleaning issues promptly to our office so that we can make every effort to have repairs made efficiently.
PROPERTIES WITH POOLS: Although rare, Florida does experience cold temperatures. Most properties do not heat the swimming pools when the daytime temperature is 57 degrees and below. Pool heaters and pumps do malfunction or break. This is out of our control however we will do everything within our power to correct the situation. Refunds or credits are not given for mechanical failures.
PROPERTIES FOR SALE: Occasionally, vacation residences are listed for sale. We reserve the right to show these properties to potential buyers. Every effort will be made to schedule showings so as not to interrupt your vacation.
SUBSTITUTION OF ACCOMMODATIONS: Circumstances may cause your confirmed unit to be unavailable. We reserve the right to substitute comparable accommodations. We cannot guarantee the confirmed rate in these circumstances, however accommodations and rates will be subject to your approval.
TERMINATION BY OWNER: Should there be changes due to ownership transfers, properties being removed from rental use, or other unforeseen circumstances which make the property un-rentable, Guests shall not hold The Seaside Property Shoppe responsible. In such cases, Guests will be relocated to a comparable property. If no comparable properties are available, Guests will receive a full refund.
ORDINANCES AND STATUTES. Tenant/Guest will comply with all statutes, and ordinances of all authorities. There is a 10:00 pm noise ordinance enforced by the City and must be complied with. If Tenant or his party violates any of the house rules or ordinances The Seaside Property Shoppe will promptly notify Tenant of the violation and give Tenant a reasonable period within to cure violation. If Tenant fails to cure violation, Tenant is subject to eviction from the property at The Seaside Property Shoppe’s discretion.
I have read, understand, and accept the rental terms and conditions associated with this rental agreement from The Seaside Property Shoppe and by continuing with this reservation I am agreeing to all Rental Policies and Terms and Conditions. I agree that my credit card will be charged the above quoted Reservation Down-Payment and schedule, or the full quoted price if within 61 days of arrival plus Travel Insurance charges (if elected) and immediately the cancellation policy applies. GUESTS. In case of emergency, city code and Fire Marshall require the names and ages of every person included in the rental party. This property allows a max of (Property.Custom3) guests.
